Builder furnishes range, microwave, refrigerator and dishwasher.   

Solid wood cabinetry is standard with multiple choices available.

Moen plumbing fixtures are used in all of our homes and the builder will include a plumbing allowance in his formal quote.  Brushed Nickel is standard.  Oil Rubbed Bronze would be an upgrade.

Tile flooring is standard in the kitchen and the breakfast nook area.

LAVISH OR SIMPLE RETREAT!

Master Garden Tubs are installed in all homes.  Jacuzzi or whirlpool tubs would be an upgrade.

Cultured marble vanity tops are installed in all bathrooms.  This can be upgraded to granite.

The master shower is tiled at builder's discretion.

Tile surround is standard on the master tub at builder's discretion.  This can also be accomplished with cultured marble at builder's discretion.  Most buyers are preferring the tile.

BEAUTIFUL FLOORING STANDS OUT IN ALL ROOMS!

Hardwood in common hallways, foyer, great room and formal dining room is standard.  We install 3/4 inch.

Tile in any room where you can splash water - bathrooms, kitchen, breakfast nook, and laundry is standard.

Please note that the buyer can make changes to the flooring.  For instance they may choose to put hardwood in the kitchen and breakfast nook.  

Carpet in all bedrooms is standard.

FINISHING TOUCHES ARE IMPORTANT!

Smooth wall finish and bullnose (rounded) corners are standard.  

Paint is eggshell finish.

Two paint colors are standard.  Darker colors as well as more than two paint selections will be an upgrade.

Kichler lighting is used in all of our homes and the builder will include a lighting allowance in your formal proposal.

If plans indicate bookcases/shelving beside the fireplace, we let our trim carpenter, use his creativity.  His mill working skills are truly exceptional.  The builder takes great pride in each home's trim package.

A ventless standard model propane gas fireplace insert is standard.  A wood burning fireplace is an upgrade.

A tile surround for the fireplace is standard.  Granite, stone or brick will be an upgrade.

Extended height vanities are standard in the master bath.

Exterior eave lighting would be an upgrade.

THE EXTERIOR OF ANY HOME IS WHERE FIRST IMPRESSIONS ARE MADE!

Treated pine decks are standard.  You can compliment your deck with brick or stone columns.  Brick or stone columns would be upgrade.   

Architectural shingles are standard.

Aggregate concrete front porches, concrete walkways and concrete rear or side patios are standard.  The front porch can be upgraded to stone.  The stone is very popular.

Yards are seeded and strawed.  Sod would be an upgrade.  Some homeowners are opting to sod just the front yard.  Sod is not as expensive as you might think.  Just keep in mind, the key to getting and keeping your sod looking great is to water, water, water!

The homeowner is responsible for landscaping.  Please keep in mind the landscaping in the front of the home should be installed in a timely manner.  Please refer to the Covenants and Restrictions. 

The builder will furnish the mailbox and this is included in the builder's formal proposal.  All mailboxes are uniform throughout Fox Lair.

Exterior eave lighting would be an upgrade and is extremely popular.  Just two makes a big difference, and even more creates a very dramatic look in the evenings.

Brick, Stone and Cement Siding are used to dress the exterior of homes in Fox Lair.  Vinyl siding is not permitted.  Did you know that Cement Siding has the same appraisal and fire rating as brick?  It does!

Your quote will include your home sitting approximately 50 ft. from the center of the road.  If you would like for the home to sit further from the road than the standard 50 ft., this would be an upgrade.  Please note, the builder and septic installer must give final approval on the placement of any home.

Remember, homes in Fox Lair will not be duplicated.  Your home will be uniquely yours!
